Running A Parking Lot Sealcoating Company

When you own or operate a business you usually lease the building from someone or from some company. It is rare for the business owner to actually own the building and the land as well. While it is rare it does happen. Either way you do it you will still have a parking lot to care for and if you do not have parking lot sealcoating done at yearly intervals you could be setting yourself up for a disaster.

The reason this is a good business choice is because almost every parking lot needs to have their sealcoating done on a yearly basis. If they do not their lot will crack and only get worse once it does. The only way to repair it is to make spot repairs or do the entire lot. But even if they opt for simple spot repairs only, doing the whole lot is not far behind.

The problem is that the lots are made from asphalt. While it can be cheap and easy to work with it tends to crack under certain conditions. When this happens and then it rains the water will tend to sit at the bottom of the crack and wear away at it even more, making the crack deeper. Then in the winter it gets even worse.

When the weather gets colder the water turns to ice and the problem there is that ice expands. As it expands it will make the crack larger or make a new one all together. This just makes matters worse and will end up costing you even more money that you do not have. You must get a yearly contract with a company to have this done.

The sealcoating company will fill any and all cracks in the surface first. They will then put down a hot tar mixture that will seal all of the new material as well as the material that was already there. This seal will protect the lot from all weathering damage, erosion damage, and surface damage that can take place over extended periods.

Working this type of company can be a goldmine for some. The biggest challenge is getting contracts to do the work when you are a new operation. Most parking lots in any area usually have a company that they work with and they have yearly or even multiple year contracts with some of them. You have to find a way into that.

Some companies do not like to have this done because they feel it is a waste of money. So they do it every 5 years. While for some lots in some areas of the country this might be possible it is not recommended. Even if you can get by for a 5 year period the asphalt gets weakened and it will only take one little crack to expand into a pot hole.

That is not all that bad however because some people like this type of job. This is why you need a good and experienced crew. A good one can start parking lot sealcoating early in the morning and be done by quitting time and have maybe 5 or 6 complete jobs done. Of course there are variables involved but it is possible.
