Information On Calgary Home Inspections

By Megan Landry

You can speed up the process of selling your house by preparing in advance. Commissioning the Calgary home inspections makes it possible to detect any areas that have problems therefore allowing you to fix them on time. Once fixed, the closing process is guaranteed to go much smoother as there is nothing to delay the sale.

It will be important to first start by checking the availability of all essential utilities. Common utilities include water and gas. You should make sure that the respective delivery channels are turned on. This makes the work of the inspector very easy.

The presence of pets in a house that has recently been listed for sale is not always advisable. An inspector may indicate in his report that there were pets present. This could be damaging to sale negotiation as not all people are fond of pets. You must therefore secure all pets in a location far from the main house.

Inspection reports must contain as much details as possible. Even minor problems such as a light bulb that will not light up will also be reported. The same case applies for windows that refuse to open and shut correctly. Take the initiative to have all these problems fixed.

Smoke detectors and alarm systems play a very crucial role in providing warning signals. Even though they are plugged in to the electricity system, they still rely on batteries in order to operate. Replace all worn out and dead batteries and at the same time check to make sure that the carbon monoxide detectors are working.

Air conditioning will also be examined. When looking at the air conditioner, a lot of attention will be paid to the filters. Remove the filters and properly clean them. Missing or broken filters should also be replaced immediately. Remember that a filter is required to fit securely within the space that has been allocated to it.

The area around the foundation tends to attract a lot of debris and other items that may be stored here. If not removed, the inspector could indicate in his report that they create conducive environment for the breeding of termites. No residential buyer wants to invest in such a place.

Electric panels, water heaters and air conditioning vents are located in the attic area. All this have to be inspected and the inspector will therefore require a clear path to your attic. Remove all unnecessary items present in your attic and leave a clear path to each item.

It will be very important to trim all surrounding bushes and trees. Trees that are located near a house must be trimmed and the distance between the two kept at a distance of at least ten feet. They not only act as the breeding ground for pests, but they can also make a property look unkempt.

Repairs complete the Calgary home inspections process. Once the inspection report is complete, all noted problems must be addressed as soon as is possible. In many cases, the reports will also point out missing door knobs, windows, gutters and doors that will not close properly.
